August in DFW: New Restaurants, Retro Events & Cool Homes

How the heck is it already August?! Phew... this year is flying by!
July was full of fun, starting with America's 250th birthday. We celebrated with friends, soaked up the sunshine, I baked my very first Atlantic Beach Pie (10/10, would absolutely make again), and wrapped up the night at home with our secret stash of sparklers and fireworks.
Work kept Hannah and me especially busy this past month as we officially made the move from Keller Williams to Real. That meant switching CRMs, updating what felt like a million things before we lost access to our old systems, and learning the ins and outs of our new brokerage. All while still servicing clients. It actually went smoother than we were expecting! I've also been helping her launch Hello Culture Ellis County, a new women's entrepreneur community in Ellis County designed to connect, support, and celebrate local women in business. The launch event is just around the corner and will feature local women-owned businesses to shop, networking opportunities, and a chance to support some incredible entrepreneurs. On the fun side, Chad and I finally made the drive to try Layne's Chicken Fingers, and I have to say... it lived up to the hype. We both agreed it's even better than Cane's (and trust me, that's saying something because we're huge Cane's fans). More sauces, spicy chicken with kick, and the lemonade were all winners. Worth the drive.
I also attended my first provisional meeting with the Junior League of Dallas, and I'm so excited to begin my volunteer journey. It's something I've wanted to do for a long time, and I can't wait to get involved and meet so many inspiring women. August is shaping up to be a month of new beginnings, and I'm pumped to see where it all leads!

The Dallas–Fort Worth housing market continues to move toward a more balanced market, giving both buyers and sellers opportunities. The average sales price is $482,000, down 0.8% from this time last year, while homes are selling in an average of 56 days—a 3.4% improvement year over year. Inventory currently sits at 5 months of supply, down 9.1% from last year, signaling steady demand without the intense competition of recent years.
Mortgage rates remain the biggest factor influencing affordability. The average 30-year fixed rate is currently 6.75%, up 0.16 percentage points from last month. While rates remain elevated, buyers are adjusting, and well-priced homes continue to attract strong interest.
What this means: Buyers have more choices and negotiating power than they did a few years ago, while sellers who price their homes strategically and prepare them well are still seeing successful sales.
